2025 Mission and Vision Statement
SOS Hull champions a strategic, sustainable, and community-centered land-use planning vision for the development of the HRA land.
Aim:
We advocate for development that prioritizes open space and protects sweeping sunrise and sunset views with thoughtful placement of community-centered gathering places, enhances the economic vibrance and quality of life for the community, and limits impact on infrastructure and utilities.
Our ongoing educational programming informs citizens about strategic, sustainable, and community-centered development issues. We encourage participation in meetings and events concerning the HRA land and sustainable community development.

Advocates for strategic, sustainable, and community-centered land-use planning that will:

Prioritize open space for gatherings and programs

Enhance the economic vibrance and quality of life for the community at large

Limit impact on infrastructure and utilities

Protect sweeping sunrise and sunset views with thoughtful placement of community-centered gathering places
Educates citizens through ongoing programs about strategic, sustainable, and community-centered land-use planning topics, such as:

Open space as a driver of economic growth and community impact of other redevelopment initiatives

Hull’s unique geology as a barrier beach, including its impact on the health of Boston Harbor, its islands, and the City of Boston

Local and global climate and weather – and the long-term implications on coastal

environments

Human-centered design strategies to create positive environmental, social, and economic impact

Understanding “impact investors” – those who make investments to help create beneficial social or environmental effects while also generating financial gains
Engages the community to care about strategic, sustainable, and community-centered land-use planning and encourages participation in:

HRA meetings and events, including activities occurring on the HRA land

Local environmental and sustainability initiatives

Town elections, meetings, committees, and boards
Reasons for Concern:

Climate Adaptation: buildings would be located in a flood and velocity zone, impact on this land which is a barrier beach and coastal dune system; Rising sea levels significant in projections for the next 50 years. Why build in harm’s way ?
Access to Nantasket Beach: hundreds of parking spots for beachgoers would be displaced; decreased accessibility to the beach from this area which would instead be taken up by housing, hotel and commercial space and their parking spaces.
Population Density: Hull is the smallest town by land area in Plymouth County and the fourth smallest in the state. However, its population density is nearly four times that of Massachusetts as a whole.
Open Space for Community and the Public: With current proposal, significant decrease in open space in central area of HRA land, not enough space for carnival or other large-scale events. View of ocean/bay would be significantly obscured by 40 to 50 foot buildings.
Parking Requirements for Current HRA Proposal: Up to 400 parking spaces may be needed for this development that also may include on-street parking on Nantasket Avenue and Hull Shore Drive.
Competition with Existing Business Owners: Hull is a cul-de-sac community that does not get through traffic like our neighboring towns and 8 months of the year we have a low flow of potential patrons.
Alternative Plans
SOS Hull (Save Our Space) would like to get additional input from townspeople for options that would include community-focused economic opportunities rather than private development.
Possible sources of revenue: beach parking, vendor fees from special events, such as music festivals, food trucks, craft fairs; charging stations for electric vehicles.
